Project Details

Scope of Work: Situated on the busy Lincoln High Street, this project involved the refurbishment of a roof over a vacant retail unit. The roof served a dual purpose: it protected the commercial premises below and functioned as a designated fire escape for several residential flats above. When persistent roof leaks began to cause internal damage and delay tenant occupation, the property owner faced a pressing issue. Composites Construction UK Ltd (CCUK) was engaged to deliver a rapid and reliable waterproofing solution that would ensure both structural protection and occupant safety.

The Challenge

The ongoing water ingress posed a serious risk to the integrity of the building and caused a loss of rental income, as the ground-floor retail space remained unoccupied. The urgency of the situation was heightened by the roof’s function as a fire escape route for residents above. This meant that any repair solution had to ensure the surface was not only fully waterproof but also safe, durable, and slip-resistant underfoot. Additionally, the project was located in a high-footfall commercial area, creating logistical challenges around access, noise, and disruption to nearby businesses and residents.

The Solution

Following a detailed site assessment and in close collaboration with specialist supplier Triflex, CCUK proposed the Triflex Protect system—an advanced cold-applied liquid waterproofing solution known for its durability, rapid curing time, and compatibility with detailed roof features.

The works included thorough surface cleaning, removal of vegetation and pavers, application of primer, and full installation of the Triflex system, including all detailing to parapet walls and flashings. To enhance safety, a blue-coloured, anti-slip walkway was installed to clearly mark and secure the designated fire escape route, as per the client’s request.

Despite facing adverse weather conditions and the operational complexities of a central commercial site, CCUK maintained effective communication with surrounding businesses and residents to minimise disruption.

The Result

The waterproofing works were completed on time, allowing the new tenant to move into the retail unit without further delay and restoring safe access for residents via the roof-level fire escape. The installation of the Triflex Protect system has provided the property owner with a high-performance, low-maintenance waterproofing solution that protects both the physical structure and the building’s rental income. CCUK’s swift response, careful coordination, and expert application ensured long-term peace of mind for all stakeholders.
